Tamal Vista Corridor Study Update and Notice of Public Comment Period for CEQA

The Corte Madera Planning Department has completed an Initial Study pursuant to the California Environmental Quality Act (CEQA) and has published a Public Notice of Intent to Adopt a Negative Declaration as it have determined that the proposed zoning changes would not have the potential to cause a significant effect on the environment.

Tamal Vista Corridor Zoning Amendments

On Tuesday, September 13, 2016, at 7:30pm at the Corte Madera Town Hall, the Corte Madera Planning Commission will hold a Public Hearing for review, consideration and possible adoption of a resolution recommending approval of proposed General Plan and Zoning Ordinance amendments creating a new mixed-use zoning district and a zoning map amendment rezoning seven properties along the east side of Tamal Vista Boulevard between Madera Boulevard and Wornum Drive from C-3 and Public/Semi Public Facilities to Mixed Use. Tamal Vista Corridor Study

Report Cover Draft Tamal Vista Corridor Study Report now available

The Tamal Vista Corridor Study is a Town-led analysis and assessment of the existing conditions, development constraints, opportunities, and community vision for the area bounded by Madera Boulevard to the south, Tamal Vista Boulevard to the west, Wornum Drive to the north, and US Hwy 101 to the east. The study is being facilitated by the Corte Madera Planning Department, which has hired the Metropolitan Planning Group (M Group) to assist in developing analytical tools and facilitating community discussion and input into the study process.

The Study is intended to result in a series of specific, community-supported policy recommendations that will directly inform the development of new zoning or other land use regulations to govern development in this area over the short and long term. Town Council Review - July 19, 2016

Attached is the public notice for the public comment period on the Initial Study/Negative Declaration and the Planning Commission Public Hearing on September 13, 2016 and separately the draft zoning ordinance amendment that will create the new Mixed Use zoning district (MX-1).

The adoption of new zoning regulations would represent the culmination of the Tamal Vista Corridor Study process and is intended to achieve the stated purposes for adopting the 2014 moratorium and the land use goals set out in the 2009 General Plan.
